What Our HOA Painting Includes

Roca's paints communities two ways. The first is a full exterior repaint of attached homes or townhome buildings, contracted by the association and phased building by building. The second is preferred-vendor work, where a board endorses Roca's and homeowners hire us individually. Either way, the project starts the same: a walkthrough of the property with the manager or a board representative, and a written scope before anyone votes on anything.

The Walkthrough and the Written Proposal

We begin with an on-site walkthrough with the property manager or HOA representative to evaluate the property, identify preparation and repair needs, and confirm the scope of work. What follows is a detailed written proposal for the board to review. We stay available to answer questions, discuss options and make requested revisions before approval. Once the proposal is approved and the agreement is signed, we coordinate the project schedule. Scheduling depends on the size of the community, the season and the weather, so boards do best contacting us early rather than close to the target date.

Phasing Around Residents

Before work begins we build a phased schedule that keeps disruption to a minimum. We coordinate with the property manager or board on resident notifications, work hours, gate access, parking, patio items, landscaping and building-by-building scheduling. How many buildings or units run at once depends on the size of the project, access, scope and timeline. We assign the crew that fits and keep the HOA informed as the project moves. Crews are background-checked and uniformed, with no smoking and no loud music on site, which matters more in a community than anywhere else we work.

Prep, Repairs and Coatings

Community buildings get the same exterior process as a single house: wash, scrape and sand failing paint, spot-prime bare wood, re-caulk open joints, then paint. Rotted trim, fascia and railings are identified at the walkthrough and written into the proposal rather than discovered as a surprise later. Paint comes from Sherwin-Williams, Benjamin Moore or PPG. If the community has an approved color palette, we work inside it; if the board is changing colors, that decision belongs in the proposal stage.

Documentation and Warranty

Roca's carries general liability coverage up to $2 million and can provide proof of it, a Certificate of Insurance, a W-9, the detailed written proposal, and other documentation the board or property manager requests. Our one-year workmanship warranty applies to qualifying HOA painting projects, subject to the terms and exclusions stated in the project agreement. Finished buildings are walked with the manager before the phase is closed out.

How Much Does HOA Painting Cost in Mebane?
